South Taiwan Science Park Sees Upgrade, 97th Redevelopment Project Kicks Off in Lujhu District
The groundbreaking ceremony was held this morning (July 21) for the "Kaohsiung City 97th Urban Redevelopment Project" organized by the Land Administration Bureau of the Kaohsiung City Government. Vice Mayor Lin Chin-Jung, local citizens' representatives and local mayors participated in the groundbreaking ceremony, symbolizing the full start of the 97th Urban Redevelopment Project, the first urban redevelopment area in Lujhu.
Deputy Mayor Lin Chin-Jung noted that since taking office, Mayor Chen Chi-Mai has been actively planning the "MRT Gangshan-Lujhu Extension Line, Urban and Non-urban Land Redevelopment Strategy Blueprint" so that the Southern Taiwan S High Tech Corridor shall gradually take shape. With many global tech companies investing in Kaohsiung, including setting up plants in Luzhu Science Park and the Qiaotou Science Park, currently under development, it is expected that 45,000 new jobs will be created in Kaohsiung. The city government has prepared a plan to release public lands for housing construction to solve the increased housing needs of corporate employees. The readjustment of public land, handled by the city government, shall play a vital role, including the completed 87th Redevelopment Zone in Gangshan District, the current 97th Redevelopment Zone in Lujhu District, and the 102nd Redevelopment Zone in Gangshan, all of which contribute to the successful implementation of the city's various housing projects.
Deputy Mayor Lin remarked that the 97th Redevelopment Zone is adjacent to the Lujhu Science Park, the Lujhu District Office and the Lujhu Land Administration Office and is also close to the Provincial Highway No.1, which, along with the future MRT Gangshan Lujhu Extension, offers a unique market competitiveness. However, for a long time the land has been left idle with a very low utilization rate. Through the urban renewal plan "Transforming Lujhu Urban Plan (Third Comprehensive Review) (Phase 3)," it is envisaged to help promote the Southern Taiwan S Hi Tech Corridor by converting the land to residential, cultural (medium) and road use.
Chen Kuan-Fu, Director-General of the Land Administration Bureau of the Kaohsiung City Government added that the total area after the readjustment of the 97th Redevelopment Zone is about 3.45 hectares, of which about 1.18 hectares are for public facilities such as cultural (medium) sites and roads and about 2.27 hectares are for residential areas. After the completion of the readjustment project, in addition to improving the current chaotic environment, four new roads will be constructed and each land plot shall be neat and square and be adjacent to roads, providing good living conditions that will certainly develop into a new urban core of Lujhu and drive the development of the area.
The Land Administration Bureau stated that the 97th Redevelopment Zone was originally idle land with a deserted softball field and mostly vacant land. Because of the relatively low terrain in the area, it is necessary to apply for engineering land leveling and base filling and the redevelopment zone is categorized as prone to flooding. In line with the flood outflow control plan assessment, a detention pond will be constructed to address potential flooding concerns.
